PHOTOS OF RENTAL HOMES

All photographs and videos of rental homes are taken to show the property in normal lighting conditions, whether that be daylight or indoor lighting

• Daylight varies from location to location and its intensity depends on time of day.
• Additionally, each screen has different specifications and shows images and videos a little differently. Desktop monitors may show the same property differently than a cellphone screen or tablet.

PRICING OF RENTAL HOMES

All prices are quoted in United States Dollars (USD), with errors and omissions excepted (E&OE).

All properties are subject to prior lease.

• It is possible that occasionally a property will be leased but will still show as available on the website
• There is a lag between leasing a property and updating the website to reflect what has been leased
• We apologize in advance for these situations and will strive to avoid this scenario as much as possible

We reserve the right to change pricing or availability at any time and for any reason.

RENTAL APPLICATIONS

PRIOR to making an application for rent We recommend you do the following:

• View the interior and exterior of the property in person
• View any amenities available if the property is part of a Homeowners or Condominium Owners Association
• View the neighborhood and general area in person
• Familiarize yourself with the rules and regulations of the Homeowners or Condominium Owners Association, if the property is part of one of these Associations
• Carefully review the Statement of Qualifying Criteria which is part of the required Application Package (see here) to make sure you are likely to qualify for the property you are interested in. We do not want you to waste money on application fees or take the time to apply if you are unlikely to qualify
• Review the rest of the Application Package (see here) to make sure you are able to provide the required information
• Discuss the terms of the lease with Us to make sure you are comfortable with the commitment you are making as our leases are long term only

We require certain information from you in order to process rental applications. To rent from Us, you must provide information for yourself and your spouse (if applicable) which includes but is not limited to the following:

• your personal information (like your name, birthdate, copy of your driver’s license and SSN)
• the name and birthdates of your children
• your phone number(s) and email address(es)
• your current and prior addresses
• contact information for your current and previous landlords and/or mortgage companies
• contact information for your current and previous employers
• financial information (like paystubs, tax returns and other proof of income; home and auto leases/payments and credit card bills to verify expenses; bank details)
• your references and emergency contact information
• your legal information, e.g. if you have any evictions filed against you, any felony or misdemeanor convictions or other items
• the number of pets, their breeds and weights
• your authorization for Us to process your application which includes but is not limited to running credit reports, doing background checks and getting references
• other pertinent information to help process your application

This information is used to process your rental application and prepare your lease, and for other legal purposes as per any agreements between you and Us, and as authorized by law.
